We are interested in starting cooperation as part of creating investments in several selected business constellations. First of all, we are interested in land on which we will be able to build from 5,000 m2 to 50,000 m2 of usable floor area. We focus on Krakow and its vicinity, but due to the consistent development of our company, we also take into account other large cities in Poland, including Rzeszów, Katowice, Warsaw and the areas directly adjacent to them.
Models of cooperation:
1. Joint investment
Joint investment with the land owner
This form of cooperation applies to a situation where the landowner wants to obtain the highest financial value. At the same time, however, landowner is aware that it is possible thanks to the agreement with the developer. Then the cooperation is based on the establishment of a special purpose vehicle to which the owner will transfer the plot as non-cash contribution, or on the establishment of a company under which a given investment will be carried out jointly. This form allows the owner not only to earn money on the property itself, but to some extent on the development margin. The main benefit for the developers is the fact that they do not bear the costs associated with the purchase of land. Finally, the settlement may also take the form of cash, apartments or commercial premises on the site of the constructed investment.
2. Joint venture
Joint investment with a developer or general contractor
As in the case of Joint Investment, this form of cooperation applies to a situation where a given developer or individual investor owns a plot of land, but is not able to implement the investment on their own (e.g. due to lack of funds, inability to take out a loan, lack of experience in large construction sites, concerns about the economic situation or the lack of skills in selling real estate). In such a situation, a very good solution is to establish cooperation with a trusted and experienced partner, which undoubtedly is Imperial Capital.
Very often, general contractors are aware of or own certain land for sale. Then they can look for a partner in the form of a developer with whom they will establish a special purpose vehicle or reach an agreement on the joint implementation of the investment on different terms.
3. Effective settlement in time
Effective settlement of land purchase in time
This is a settlement model for those landowners who, in return for a higher selling price, often of 25%, allow for the possibility of postponing the completion of the transaction. In such a situation, the buyer pays a 10% deposit, and the rest is paid upon obtaining a building permit or after completion of construction works. The investors are then ready to pay more because they do not freeze their capital and can use it for other purposes. The deferral of payment is secured in a manner convenient for the landowner or settled in apartments.
4. Land purchase
Due to the continuous development, we are looking for land for residential and commercial investments, both from land owners and intermediaries who have information about attractive plots for sale in exchange for commission.
